Bangkok apartment and condo rental prices are mainly determined by the proximity of the unit in relation to the business district, nearby amenities, ease of access to public transportation (BTS Skytrain or MRT), building facilities, unit size and total number of rooms, age of building, if furnished or not and the duration of the lease agreement.

When renting a condominium, or apartment, monthly expenses such as electricity, water, Internet, Satellite/Cable TV are usually excluded from the rent. The majority of condos and apartments for rent in Bangkok come already furnished. However, should you wish to bring your own furniture, unfurnished residences are available.

When buying, the procedure to finding that perfect condo for sale in Bangkok, is a fair bit longer than renting, (generally the property sales transaction takes between 30 and 60 days to be concluded). Once Bangkok Condos Real Estate Agency has negotiated, on your behalf, a suitable and agreed upon final price, with the seller of the property, your lawyer, or one recommended by Bangkok Condos Real Estate Agency, would then take care of the entire remaining legal procedure (there are no notaries in Bangkok).

Firstly, the lawyer would prepare a due diligence report (establish that there are no legal issues with the property that you are about to purchase), then draw up the Sales & Purchase Agreement on your behalf (either prepare, and submit, a draft of the S.P.A and wait for the seller’s lawyer’s comments, or verify the S.P.A already provided by the seller’s lawyer) and, lastly, represent you at the Land Department for the transfer of the property.
